Granite Building

Services and how each one is priced

Four ways to work with Granite. Most owners start with a feasibility study and continue into design-build. Each stage ends with a document you keep, whether or not you go further with us.

01

Feasibility & site due diligence

Pricing:
$6,500 fixed fee
Duration:
3–4 weeks

For owners comparing sites or deciding whether a project pencils out. We confirm what you can build and what it will roughly cost before you buy land or hire a full design team.

  • Zoning, setback, parking and use review with the city
  • Utility availability: water, sewer, gas, electric service size
  • Desktop soils and wetland screen; geotechnical scope if needed
  • Test-fit floor plan for your program
  • Conceptual budget with hard and soft cost ranges
02

Design-build

Pricing:
5% fee + fixed general conditions, under a GMP
Duration:
9–18 months total

Our main service. Granite holds the architect and engineer agreements and the construction contract, so design, cost and schedule are managed by one party from concept through certificate of occupancy.

  • Architecture, structural, civil and MEP design under our contract
  • Estimates at concept, schematic and design development
  • Guaranteed maximum price with contingency and allowances
  • Permitting, buyout, construction and inspections
  • Closeout: O&M manuals, as-builts, commissioning, training
03

Preconstruction only

Pricing:
From $12,000, credited if we build
Duration:
4–10 weeks

For owners who already have an architect. We review drawings for constructability, price them, and run value engineering before you commit to a contractor.

  • Constructability review with marked-up drawing sets
  • Detailed estimate by CSI division
  • Value engineering options with cost and schedule effect
  • Long-lead procurement plan
  • Lump sum or GMP proposal if you choose to proceed
04

Pre-engineered metal buildings

Pricing:
Priced inside the GMP
Duration:
Shell in 10–16 weeks after steel delivery

For contractor shops, flex space and light industrial owner-users. A pre-engineered metal building (PEMB) frame with standing-seam roof and insulated wall panels, finished with offices, restrooms and mezzanines as needed.

  • Clear-span or multi-span rigid frames sized to your bays
  • Overhead door, crane and mezzanine loads designed in
  • Insulated metal panel or architectural finish options
  • Office build-out in the same contract
  • Foundation and slab design coordinated with the frame supplier

Market cost reference

Published figures we use to sanity-check early budgets. Your site, code requirements and finishes will move these numbers, which is why the feasibility study prices your building specifically.

  • $14–30/SF pre-engineered metal warehouse shell; $50–100+/SF fully built out. Terrapin CG, Sept 2026.
  • $144/SF average for small industrial projects. Cushman & Wakefield 2026 Industrial Construction Cost Guide.
  • +2.86% Minneapolis non-residential cost change in one quarter. Mortenson Cost Index, Q3 2026 report.
  • 15–30% typical soft costs on top of hard costs for design, permits and financing. Terrapin CG, Sept 2026.

Because prices move this fast, any quote older than 60 days is re-confirmed before your GMP is signed.
