Granite Building

A design-build contractor for first-time building owners

Granite Building Inc is a general contractor based at 216 1st Ave NE in Osseo, Minnesota, incorporated in Minnesota in 2026.

We design and build small and mid-size commercial buildings for the businesses and organizations that will occupy them, and we hold both the design and construction contracts.

Why we only build for owner-occupants

A dentist building a clinic, a childcare operator leaving a lease, or a church committee planning an addition is usually doing this once. They have a hard budget set by a lender or a capital campaign, a move-in date tied to a lease or school year, and no in-house construction staff.

Developers and large facility teams can manage separate architects and bid packages. First-time owners are better served by one contract, a capped price agreed before construction, and documents a banker can read without translation. Our process is built around that.

How we work

  1. 01

    One responsible party

Granite contracts the architect, engineers and trades. If something is wrong with the building, there is one company to call.

  2. 02

    A capped price before construction

The GMP is signed at the end of design development, before any site work begins, with contingency shown as its own line.

  3. 03

    Paperwork a lender can use

Schedule of values, AIA G702/G703 pay applications, lien waivers and insurance certificates are part of every project, not extras.

  4. 04

    Licensed trades only

Electrical, plumbing and mechanical work is done by contractors holding the Minnesota licenses or bonds those trades require.

Compliance we handle on every project

  • Contractor registration. Commercial contractors in Minnesota register with the Department of Labor and Industry. Our registration details are included with every proposal and can be verified in the DLI online lookup.
  • Building and energy codes. Designs are prepared to the 2020 Minnesota State Building Code and the 2024 Minnesota Commercial Energy Code, and reviewed by the local building official.
  • Lien rights. We deliver the pre-lien notice required by Minn. Stat. § 514.011 at the start of work and collect lien waivers from every trade with each pay application.
  • Insurance. General liability and workers' compensation certificates are issued for each project, naming the owner and lender as required.
